No matter how you look at it, no two of your rental properties is the same. Each of them has its own features that should make it stand out from the crowd. However, unless you know how to bring these features to the attention of any potential renters, you may find you have a hard time finding the right tenants for your rental home. When you do it right, you not only build your own brand, but you also take a step in the right direction towards ensuring your rental units remain occupied.
One of the best ways to highlight your properties best features is to take photos of them. In other words, take pictures of those features potential renters are most likely to care about. Some of these features may be in the way the home is laid out, while others may be of specific features like a custom shower or new state-of-the-art appliances or newly remodeled areas. Be sure to include both interior and exterior shots to create a collage that lets people can glance through the listing and see everything. You can use Facebook Carousel or Instagram’s multi-image upload feature to create an easy to use portfolio for each unit.
Not all of your prospective tenants may be able to come out for a tour of your rental property. But, you can use the camera on your smartphone to create a virtual tour of the home and surrounding property. You can upload the video to your YouTube Channel, your Facebook account, or your Instagram account. Better yet, use all three. Be sure to narrate the tour and engage potential tenants with comments like “imagine how relaxing your shower will be in this amazing waterfall shower that also has 12 jets”. Be sure to have the shower turned on during the video so that they can see it in operation. Highlight any other special features inside and out.
Most potential renters are just as interested in the area around your property as they are in the property itself. It pays to have a wide range of facts added to your listing regarding the neighborhood beyond what schools are nearby etc.
No one wants to move into an area with a high crime rate. Renters who are moving in from out of the area are always interested in crime statistics. If the area in which your rental property is located has a lower than average crime rate be sure to list this fact.
Most tenants prefer to have a home that is close to certain amenities such as grocery stores, retailers, bars, restaurants, and so forth. The key here is to know when you should list this information and when you should leave it out. Experts say that if your walk score is 70 or lower you should omit it, but if it is 71 or higher you should definitely include it.
These are just a few ideas that can help you more effectively market your rental property. As you can see following these ideas doesn’t have to cost a lot of money nor does it have to take up a lot of your valuable time. However, doing so is sure to yield a significantly higher success rate in finding the right tenants for each of your rental properties.
